Tips to Help Sell Your Home

  • Keep your house clutter-free. It will also let your viewer imagine their own items inhabiting the space so they will make a connection with the home and won't distract from the features.

  • Keep furniture to a minimum. This will make the room look larger and more appealing. Furniture and accessories can add a great deal to the appeal of your home.

  • Be strategic when placing furniture. Cluster furnishings in small areas. Arrange items around a common area such as a fireplace or a window, to show off the view. This will help give the room an intimate feel. Use vertical shapes to create depth in a small room. Horizontal pictures and L shaped configurations with couches can break up a large, open room.

  • Consider using a staging specialist to show your home in the best light. This individual is trained to make homes more attractive and marketable to a larger audience. They do this by rearranging your furniture, bringing in their own, changing color schemes or accessories, or just giving some advice by making simple changes that can to help sell your property.

  • Freshly painted walls can make a big difference at a small cost. Use the same color in connecting room to make them look larger. You can always define the spaces with accessories and lighting. Give it a second coat. Make sure you don't miss any areas where the old paint shows through. It's very common to see a semi-gloss over a matte sheen that shows through in some areas and it says a lot about the maintenance of the home.

  • Bathe your home in light. Use light to focus on special features and break up large, open areas. Lighting can set the mood and add nuance. Use it wisely to illuminate the kitchen area with attractive, recessed lighting. Hang a simple chandelier in the dining area for an added touch, but keep it simple. Don't make it too stylistic to keep that mass appeal for multiple markets.

  • Clean your carpets. This is so important in making a good impression. Try to get those spots out so the eye isn't distracted by them. Sometimes a throw rug can help in high traffic areas to make a positive first impression. If the carpet is damaged, the buyer will find this out, but at least it won't be the first thing they see before viewing the rest of the house. Consider a new carpet, if yours is dated or stained, and detracts from the "clean and pristine" look.

  • Add window coverings for added charm and character.

  • Last, but not least is the kitchen. Remove small appliance from countertops to make them look more expansive. Keep areas immaculate. Polish everything, including floors. Change knobs on cabinets, if needed, to upgrade the look. Repair any chipped grout in tile countertops. New appliances are always a draw for buyers.

  • Manicure your yard and scrutinize your landscaping. What can you do to make it look like you care about your home?

  • Remove fallen leaves in the yard. Water lawns so they look a luscious green and plant a few color-spots of flowers to delight the eye as the first impression is made.

  • Touch up the paint or paint the exterior of the house, if needed, and make any needed repairs.
